The advertised Buy Now price is valid until the investor inspection begins. Once the inspection has started, the Buy Now option is removed and the property will go to the highest and best offer submitted through the website.

Yes. All deals require a non-refundable EMD, which must be deposited with the title company when you sign the assignment agreement/contract. Typical EMD ranges from $5,000 to $20,000, depending on the deal.

We encourage buyers to complete all due diligence before submitting an offer. Most properties will have one scheduled investor inspection for all interested buyers, and additional access is usually not permitted. Please bring everyone who needs to see the property, as we cannot guarantee access again before the contracted possession date.

You may close with cash or hard money, as long as you can meet the contracted closing date. We will not extend the seller’s closing deadline due to buyer financing issues of any kind.

Failure to close by the contracted date will result in forfeiture of your EMD and, in most cases, a notice of default.

Yes. The buyer is typically responsible for all closing costs, unless otherwise stated. For double closings, you will pay one set of closing costs—not two. Each transaction includes a $500 TC fee payable by the buyer.
